No. New Jersey has no general homestead exemption that lowers your assessed value; instead the state pays homeowners property tax relief through ANCHOR (income up to $250,000), Senior Freeze and Stay NJ (65+, up to $6,500 in 2027). Local deductions take $250 off the tax bill for qualifying seniors, disabled owners and veterans, and 100% disabled veterans are fully exempt. ANCHOR, Senior Freeze and Stay NJ use one state application (PAS-1 or ANC-1), while deductions and the veteran exemption are filed with your local assessor or tax collector.

How much the New Jersey exemption is worth

New Jersey has no general homestead exemption for all homeowners. The relief that does exist is described below.

Who qualifies

  • ANCHOR: you owned and lived in a New Jersey home as your main residence on October 1, 2025, with New Jersey gross income up to $250,000.
  • Stay NJ: homeowners 65 or older with income of $200,000 or less.
  • Senior Freeze: eligibility is based on residency, income and age, and you keep your base year if the town has not reassessed.
  • $250 deductions: seniors 65+, disabled owners and honorably discharged veterans who meet the requirements as of the pretax year.

Deadline and renewal

The deadline for the 2025 PAS-1 (Senior Freeze, ANCHOR and Stay NJ) was November 2, 2026; the next year's date is set by the state budget. Most ANCHOR filers are auto-filed and get a confirmation letter instead of applying.

State relief programs require an application or auto-filed confirmation each year and depend on annual budget funding. The $250 deductions and the 100% disabled veteran exemption are annual, filed with your town.
